FAQ's  (Frequently Asked Questions)

Question:            Why are you interested in purchasing my land?

Answer:               We are actively acquiring properties to “Land Bank” for a future use or sale.

 Question:            How long is the offer that I received good for?

Answer:               Generally for up to 60 days if market conditions remain constant.

Question:            If I agree to the offer price, how do we proceed?

Answer:               Once we mutually agree, you will be sent a Purchase Agreement outlining what we agreed to and the terms of the sale.  Upon your execution of said agreement, escrow is opened and the closing papers are sent to you directly from escrow.

Question:            How long is the escrow process?

Answer:               The escrow process is usually less than 30 days.

 Question:            How do I receive my closing proceeds “money”?

Answer:               Your closing proceeds are sent directly from the escrow company in the form of a check or  they can be wired directly to your bank account by escrow, it’s your choice!


Question:            Do you really pay all of the closing costs?

Answer:               Yes, we do pay all of the closing costs, such as title, escrow, transfer and recording fees. We do not pay existing taxes, liens and or encumbrances, as these would be deducted or pro-rated from your proceeds by escrow, unless agreed to in writing prior to the close.


Question:            Your offer seems lower than what I was expecting, why is that?

Answer:               The amount of the offer is what you will receive at the close of escrow, we pay all of the  closing costs, there are no real estate commissions and/or referral fees for you to pay.


Question:            Can you provide me with a valuation for my property?

Answer:               We are not a Realty Agency, therefore we are not able to represent you as a seller or give out opinions of value.  Only a licensed real estate agent would be qualified to give opinions of value or a market analysis.


Question:            My property is listed with a real estate agent or I am working with one, is this okay?

Answer:               We have no problem in working with agents, and in fact we work with them quite often.
